FAQ
What does the assessment pay for?

The assessment paid to the Association is applied toward the operating expenses of the common areas and provides reserve funds for the replacement cost of particular items in future years. Assessments pay for the association insurance policies, amenity services, and upkeep, association management, property and income taxes, and reserve funding for future repairs and maintenance.

In addition, assessments preserve and maintain common area elements such as landscaping services, sprinklers, utilities, lighting, signage, and watering common areas. The neighborhood communication tools such as the website, newsletter, and community social events are also part of the budget. The community budget can be found under the Resources tab>Financials and Budget.

How many lanes is Devonshire Drive?
Devonshire Drive is one lane only.
How do residents access the amenities?
You must have a pool card to access the pools, owners without a card will not be allowed access. Please be sure to sign the COVID-19 waiver to have access to amenities and submit it to the Association office. The form can be found under the Resources tab>Amenities and Forms. Delinquent accounts will be denied access to the pools until the account is paid in full.
Can residents rent The Club at Devonshire?
The Club at Devonshire is no longer available for rentals. The Meeting House is now available for rentals and can be reserved under Bookings on the website. 
What is the MUD?
A Municipal Utility District (MUD) is a political subdivision of the State of Texas authorized by the Texas Commission of Environmental Quality (TCEQ) to provide water, sewage, drainage, and other utility-related services within the MUD boundaries. Kaufman County MUD #2, #3, & #4 service Devonshire and are responsible for repairing and maintaining the streets, street signs, sidewalks, curbs, landscaping services for MUD-owned land, and the contract for patrol services provided by the Constables Office. The MUDs are also responsible for levying an ad valorem tax sufficient to cover debt service obligations of the bonds sold by the MUDs to finance the infrastructure.
When is trash pick-up for the community?
The scheduled trash pick-up in Devonshire is Monday through Friday. Any additional bags, boxes, branches, or any loose items (bulk trash) sitting next to your trash can is considered bulk trash. Bulk trash collection is on the 1st and 3rd Wednesday of every month and includes up to two cubic yards of bulky waste. Two cubic yards are measured at 6-foot length x 3-foot width x 3-foot height, or the equivalent of two standard shopping carts lined up lengthwise.
Am I allowed to make architectural changes to my home?
Yes. Residents are allowed to make changes to their homes but an architectural modification application is required for any exterior modifications. The application must be submitted and approved prior to the start of work, be completed in its entirety, and include the required supporting documents such as drawings, pictures, and survey with listed dimensions (if necessary.) All of the governing documents such as the Declarations of Covenants, Conditions, & Restrictions, Residential Bylaws, and approved policies can be found under the Documents tab.
